INTENTION TO VACATELooking For A Property?

At Ray White Mitcham we are dedicated to matching tenants to the right property. Our current list of properties available for lease are displayed on our website. Found A Property?
Once you have found a property you need to complete our Tenancy Application Form. You can hand deliver, email or fax the application to the office, be sure to include 100 points of identification and proof of income. Provided we have received all necessary information your application will be processed within 2 business days.

Once You Have Been Approved For A Property
Within 24 hours of approval the following needs to occur:

  • The lease agreement needs to be signed by all parties;
  • The security deposit needs to be paid. This must be a bank cheque or money order made out to the Residential Tenancies Bond Authority (RTBA) for the amount of one calendar’s month rent;
  • The first calendar month’s rental.

Rent Payment
Rental payments are to be made via the Ray White Payment Gateway System. Our Direct Debit Form needs to be completed in full upon signing of the lease agreement.

Utility Connection
Ray White Connect is a simple and convenient time saving service assisting you to connect your Electricity, Gas, Phone, Internet and Pay-TV to a choice of Australia’s leading providers. Ray White Connect can also assist with discounted quotes for removalists, van/truck hire, cleaning services and security monitoring. Simply fill in your details on the Ray White Connect Form and the Ray White Connect representative will contact you within 1 working day of receiving the application.

Condition Report
The Condition Report is given to you on the day you move into the property. This report is an important written record of the condition of the premises which needs to be completed comprehensively. The condition report must be signed and returned to the office within 3 business days of moving in.

Repairs & Maintenance
We require all repairs and maintenance requests in writing via our Maintenance_Request_Form.v2. If under the Residential Tenancies Act the repair is classified as urgent, the matter can be reported directly to the office on (03) 9872 3995. It is highly recommended that you also report the urgent repair in writing.

Contents Insurance
We advise all tenants to insure their own contents as they are not covered under the Lessor’s policies.

Routine Inspections
For a new tenancy the 1st routine inspection is conducted at 3 months, then occur every 6 months thereafter. You will be notified within 7 days of the scheduled inspection, if you are not present we will access the property with the office set of keys.

Vacating Your Rental Property
If you intend to vacate property this must be given in writing, please complete the Intention to Vacate Form.
